How to Choose the Right Land for Your New Build

How to Choose the Right Land for Your New Build

When you start your search for a plot of land, it can be both exciting and overwhelming. If you opt for a new construction neighborhood, you are opting for less stress when it comes to laws and regulations. But if you are building on a stand-alone lot, you will have to do your research before starting the build. Besides choosing a plot that fits your lifestyle and family demands, these 3 factors are imperative before you begin your construction.

#1 Know Your Zoning Classification
Each city has their own unique zoning classifications so you must do you due diligence with the city to determine if your build is permitted in the zone you plan to build.

#2 Can you Install a Septic?
Ensuring the land is suitable for septic is a big deal. You must determine the soil is suitable and this is usually done by hiring a soil engineer to determine its okay to install a septic system. Most cities won’t provide a permit until this test is completed.

#3 Water Runoff Matters
After your soil has been approved, you must ensure water runoff isn’t polluted. This also requires you to work with a soil engineer as tests need to be carried out and completed for your build to begin.

These rules and regulations for new builds can be overwhelming which is why hiring a knowledgeable professional is an important decision. To schedule an assessment call us at (850) 660-6900.
